KenAR is a Bengaluru-based architecture and design practice specialising in bespoke luxury residences. Founded in 2005 by Ajay Kumar Verma, the firm was built on a deliberate choice to concentrate three decades of architectural experience on a single, demanding discipline: the luxury home.
That focus is not a limitation. It is the reason every KenAR home exceeds what its owners imagined. When a practice narrows its entire knowledge, structural logic, material science, spatial proportion, and the quality of light at a specific hour, to a single discipline, the results are not just good. Some architects are made by their education. Some by their mentors. Ajay Kumar Verma is defined by both, and by the thirty years of relentless practice that followed.
He graduated from IIT Roorkee in 1986, topping his class, one of India's most demanding architecture programmes, in one of India's most demanding institutions. That foundation of rigour, of not settling for the merely good when the exceptional is achievable, has shaped every project he has led since.
Excellence is not a style. It is a discipline. One you develop over thirty years, or not at all.
Before his postgraduate studies, Ajay spent formative years working under Charles Correa, the architect who fundamentally changed how India thinks about buildings. Heading the Bengaluru branch of Charles Correa Associates, he absorbed a philosophy that has never left him: architecture is not about aesthetics. It is about how a building serves the people inside it, responds to the climate around it, and earns its place in the city it inhabits. Design is always a response, never merely a statement.
With that foundation in place, Ajay pursued two postgraduate degrees: a Master of Architecture in Urban Design at SPA New Delhi and a Master of Science in Architecture at the University of Cincinnati. Three institutions, three countries of influence, three different lenses on what architecture can be. The breadth of that education is what allows him, today, to bring a quality of thinking to a luxury residence that most practices reserve for civic or institutional buildings.
In the years that followed, Ajay worked across every building type, institutional, commercial, urban, and residential. He became the rare architect who could move between scales and disciplines without losing precision at any of them. And then, deliberately, he chose to stop.
The luxury home is the most demanding commission an architect can take. It has no institutional brief to hide behind. No committee to dilute decisions. Just one family, one site, one chance to get it absolutely right.
In 2005, Ajay founded KenAR with a single intention: to bring the full depth of everything he had learned, from IIT, from Correa, from SPA, and Cincinnati, from two decades of broad practice, to bear on one discipline done at the highest possible level. Bespoke luxury residences. Nothing else.
That narrowing was not a retreat. It was a commitment. The homes KenAR designs today are not the work of an architect who stumbled into residential practice. They are the work of someone who chose it, over everything else, because he knew exactly what was possible within it.
Every KenAR project is personally led by Ajay from the first conversation to the handover of keys. Clients do not work through intermediaries. The architect they meet on day one is the architect responsible for every decision that follows, from the orientation of the building on its site to the specification of a bathroom finish. That continuity of attention is what produces homes that don't just meet their brief. They transcend it.
Each home is not a precise realisation of a family's dream. It is the best possible version of that dream, one that the family often couldn't have imagined for themselves.

At KenAR, the brief from the first conversation is the foundation, sacred, binding, never compromised. But it is also a starting point. Design decisions are evaluated against it and then pushed beyond it.
